I’ve decided to sell my Tiny House on Wheels of 220 square feet located in Charlotte, NC. My tiny house was always designed to be a stepping stone to the next phase in my life and it has been a great place to live during that time. While I lived in it for almost a decade, this house would be a great home to its next owner.

I’m the guy behind The Tiny Life and builder of this tiny house on wheels. This was my personal tiny house that I lived in for full time off the grid in Charlotte. Below I’ve outlined a lot of the details of the house and the sale terms. On the outside you’ll find it constructed on a heavy-duty 20′ x 8.5′ trailer frame with clean title. Built with a standing seam metal roof, cedar siding recently restored to be ready for stain or paint of your choice, double-pane wood and metal faced windows and custom entry door.
Inside you’ll find an open living area finished with maple hardwood flooring pine tongue and groove wall paneling. In the main area there is a front nook with space for seating or a desk. There is also a small set of built in shelves, the main wardrobe (24x24x80) with 5 drawers.
The kitchen is designed to be full functional, featuring stainless steel propane stove top, stainless steel basin sink, and includes an under-counter refrigerator. There is no dishwasher, no laundry, and no microwave in this tiny home, but you could possibly fit a microwave under sink.
Counter space is maximized with custom-built butcher block countertops, soft-close custom cabinetry for optimized storage. There is a built-in knife block, upper shelves to store small items and in the drawers there are custom inserts to keep things organized.
The sleeping loft accommodates a queen-size mattress with a skylight. Loft must be accessed via a folding ladder, which there is a nook on the ground floor for one to store out of the way.
The bathroom includes a 32-inch shower and is has space for a conventional flush-ready plumbing system to be installed if you decide to do so (I used a composting toilet, not included). Flooring in bathroom is a dark slate tile. Currently I have the area where a flush toilet would be to be additional storage with shelving.
This home is equipped with high-efficiency mini-split heating and air conditioning unit. Hot water is supplied instantly and efficiently by an on-demand propane tankless water heater. Electrical service is a standard 50-amp hookup on the outside to an interior panel. Lights are LEDs and a ceiling fan is over the main area.

Why are you selling your tiny house now?
This house was always meant to be a stepping stone to the next part of my life. I’m finally in a place where I can make that next step a reality (more on that coming soon) so I don’t need this house any longer and I think it would make a great home for the next person.
Is it well built? Who designed it? Who built it?
I used a set of Tumbleweed plans that were professionally designed and engineered. I followed the specifications closely, but when I built it, I was a first-time builder and it was a DIY project. During the build I had licensed contractors review my work at various stages. I had a licensed electrician and plumber do those parts. Is it RVIA, NOAH, or other certified?
No, those standards did not exist when I built this tiny house.
What insulation is in the walls, roof and floor?
Standard R 13 fiberglass bats, with EPS foam in the floors.
What’s included with the house
Beyond the house, I’m including the fridge, minisplit, ladder, copy of the house plans.
How much does it weigh
I have not formally weighed it, but the designs I used said it should be 7,000 lbs., might be more.
Does it have a flush toilet?
No, I used a composting toilet, however there is a designated space for a flush toilet and you can plumb one if yourself after the purchase.
Can you transport the tiny house to my location?
I don’t have a vehicle that can tow this. You’ll need to hire and pay for a transporter. The house is currently on blocks; you’ll also need to jack it up to get the wheels on prior to moving.
Can I rent the land it’s currently on?
No, the current location is not available for rent or purchase.
Can this house be powered off grid on solar?
It can, but it is challenging. You’d need a solar system setup that costs around $20,000 to power this house. I would suggest figuring a way to connect to the grid via its 50 amp RV plug.

I wanted to be up front with any potential buyer about any known conditions. I have kept this house in good repair and clean during my time living in it, but to those interested please understand this is a lived in home, it is not new.
On the front of permitting, zoning, legalities etc. I want to be transparent in saying I technically lived in this tiny house illegally in the eyes of my local city’s building code enforcement. It is likely that your local municipality would not allow you to dwell in this tiny house if you were to ask them. I make no promises, guarantees, or claims about its legal status as a dwelling, mobile home, or other designation.
This tiny house was built with building codes in mind, but it was not inspected or permitted. Due to the size of tiny homes, they inherently don’t pass fire codes or egress requirements. This tiny house is NOT RVIA certified, that certification did not exist when I built this. This house is built on a professionally built utility trailer and has a VIN number and clean title to it.
If you decide to purchase this tiny home, I make no guarantees or warranties on its future legal status or ability to be legally occupied or dwelled in. If you decide to live in this home without proper approvals, permitting, etc., you understand that your local municipality may take actions against you living in it. Such decisions are done at your own discretion and you must deal with any resulting consequences. I am not liable for any outcomes and all sales are final.
The current mini split still functions and will properly heat and cool to 70 degrees, but the remote receiver has burnt out, meaning you can’t adjust the temp beyond its default of 70 degrees. To compensate for this, I’m applying a $2,500 credit to the listed price (reflected in price already). My suggestion would be to get a new Mr. Cool unit which retails for $1500, comes with a pre-charged coolant line and can be installed as a DIYer in about 2 hours.
In the front nook there was some water intrusion and damage that came in from the deck by the front door. I have already repaired all that, replaced the siding, framing, and flooring that was damaged. I also added an internal gutter and flashing to prevent future issues. It’s all fixed, but wanted to be transparent.
The tankless hot water heater needs to be replaced. The unit has outlived its useful life, but the model is still currently for sale and could be replaced without redoing any plumbing, but I’d suggest working with a plumber. I’m applying $2,500 credit for this as well (reflected in price already).
Beyond what is above, I am not aware of any conditions, damage, lack of function, or defects, but that does not mean they do not exist. You must do your own diligence in the purchase process and the home is offered “as is” which is detail later in this page. I make no guarantees or warranties.

The tiny house is offered for sale and is being sold in its strict “AS IS, WHERE IS” present physical condition, without any representation, warranty, or guarantee of any kind by the Seller, their agents, or representatives, expressed or implied, concerning the condition, quality, legal status, permitablility from municipal code enforcements, or functionality of the tiny house or any of its components.
Acceptance of Current Condition: The Buyer acknowledges and agrees that they are accepting the tiny house with all existing conditions and potential functional imperfections or lack of legal status for dwelling.
Waiver of Warranties: The Seller specifically disclaims any and all implied or express warranties, including, but not limited to, warranties of merchantability or fitness for a particular purpose.
Buyer’s Reliance: The Buyer affirms that they have had the opportunity to conduct, or waive the right to conduct, any and all independent inspections, investigations, and tests deemed necessary to satisfy themselves as to the condition of the tiny house. The Buyer is relying solely on their own inquiries and inspections, and not on any statements or representations made by the Seller or their agents.
Legal Status: The Buyer affirms that the seller makes no claims on the tiny house’s ability to pass building code inspections, to obtain permits on or a certificate of occupancy (or similar), any dwelling designations like mobile home, RV, camper, shed, etc. The buyer recognizes that the tiny house would likely not be able to officially be sanctioned to live in under any circumstances from a building code enforcement, zoning, city/town planning, or other similar governing authorities.
Survival Clause: This “AS IS” clause is a material part of the purchase agreement and shall survive the closing and delivery of the deed.

I will NOT do owner financing, rent to own, or anything similar. This is not something that is negotiable.
Anyone who is interested in purchasing this must either have the cash on hand or secure their own financing and be able to provide the full extent of the funds. I will NOT do any form of financing.
If you’re doing financing, you must provide documentation verifying funds ahead of time. For those who are working on financing, the sale goes to the buyer who can close the deal and provide the full funds the soonest. I will not delay other interested buyers for anyone who is working on securing funding or finalize funding.
For the purchase process I will accept a cashiers check, wire transfer or direct account transfer. We will sign the documents and you’ll provide the full amount, but will hold the title until the funds clear. Once the funds have cleared in my bank account I will sign over the trailer title to you. For a transfer of this size, it could take up to 10 business days depending on the banks involved.
An important point: you should also plan for an additional $5,000 in funding to pay a transporter to move the tiny house from the property. I do not provide any transportation and unfortunately, I don’t have any contacts for it. The house must be moved from the property within 2 weeks of closing the deal.

You will be responsible for getting the tiny house off the blocks, onto the wheels, and transported to your location. You should also plan for an additional $5,000 in funding to pay a transporter to move the tiny house from the property. I do not provide any transportation and unfortunately, I don’t have any contacts for it. The house must be moved from the property within 2 weeks of closing the deal.
I have the tires from the trailer currently off and the house is currently on blocks. If it were me, I’d purchase new tires because the old ones are a decade old and have been sitting outside, I don’t know how sound the are.
Once we close the purchase, I am no longer the owner and am not responsible for anything that happens to the house. That includes if you damage the house in getting off the blocks, transporting it, etc. You release me and the land owner from any liabilities to the trailer or any risks / harm / death from moving or unblocking the tiny house.
