The Burleigh Plantation tiny home community is located in St. Landry Parish, Louisiana, and was started by Karen McCoy. This tiny house village sits atop 4 acres of land and includes 11 tiny houses and an Antebellum-era house, originally called Burleigh Plantation.
The community was founded on the principal of coexisting and not doing life alone. Together, families in the village enjoy nights under the sky in the pavilion while grilling or just sitting by the fire pit listening to music. There are currently two tiny houses occupied with nine still available for new residents.
Karen was very intentional in designing the village so it does not look like an old RV or mobile home park, but, instead, a dreamy and classy tiny house village. Karen is currently seeking new members to join the community who share a desire to live simply and connect with people around them. Santosha Village
With plans prepared to be finalized in 2025, Santosha Village is a sustainable farming community, RV park, and integrated campground for those seeking financial freedom and an alternative way to live. The community seeks to present a radically different solution to the housing crisis.
Santosha Village is an intentional living community of RVs, tiny houses, and yurts of about 40 residents who pay a very affordable all-inclusive rent and help maintain the village. In return, they receive a supportive community and environment which they can call home, plus more than enough resources to cover basic needs.
Residents are required to give $600 per month, commit 4 to 6 hours of work per week, attend a monthly village meeting, and have a desire to help themselves and others. In return, residents receive private housing (3,500 sq ft) with a basic RV, utilities including water, electric, sewage, and free wifi, cooked meals and groceries, access to community cars, personal cell phone service, wellness and micro-business assistance programming, free laundry facilities and soap, and house maintenance. Are Tiny Houses On Foundation Legal In Louisiana?
Yes! The state of Louisiana defers to Appendix Q from the 2018 International Residential Code when it comes to tiny houses on foundation. Appendix Q is applicable to tiny houses used as single-dwelling units. The appendix loosens some various requirements within the general code as they apply to houses that are 400 square feet or less.
Here are some of the regulations worth noting:
- Habitable space and hallways in tiny houses shall have a ceiling height of not less than 6 feet 8 inches.
- Bathrooms, toilet rooms, and kitchens shall have a ceiling height of not less than 6 feet 4 inches.
- Obstructions such as beams, girders, ducts, and lighting shall not extend below the minimum ceiling heights mentioned above.
- Lofts may have ceiling heights less than 6 feet 8 inches.
- Lofts shall have a floor area of not less than 35 square feet and shall not be less than 5 feet in any horizontal dimension.
- The loft guards shall be located along the open side of the lofts.
- Loft guards shall not be less than 36 inches in height or one-half of the clear height to the ceiling, whichever is less.
- Tiny houses shall meet the requirements of Section R310 in the One-and-Two-Family Dwelling Building Code for Emergency Escape and Rescue Openings (Read the PDF Here)
- In lofts used as sleeping rooms, egress roof access windows shall be deemed to meet the requirements of Section R310 (Read the PDF Here).
- Windows shall be installed such that the bottom of the opening is not more than 44 inches above the loft floor, provided the egress roof access window complies with the minimum opening area requirements of Section R310.2.1 (Read the PDF Here).
