About The Design

The house here is based off a 20-foot trailer, is about 140 square feet plus the loft area.  If you want a larger home, some other options, etc. this plan will still be useful for you because you can see how it goes together and you can tweak to your liking.  I’ve included the SketchUp file for free which you can edit to your heart’s content!  The design here is intended to be a jumping off point and get you pointed in the right direction.

Detailed Budget

Included with this free download is a detailed budget in an Microsoft Excel file.  The spreadsheet includes a full breakdown of the materials you’ll need to build the house, including detailed quantities, real world prices, etc.  I’ve broken down the budget into different sections: walls, roof, subfloor, plumbing, electrical and the rest of the systems that make up this tiny house.

Full Materials Breakdown

I have laid out exactly the materials that go into the house, naming specific brands and parts numbers so you know exactly what you get.  You can print this sheet off and take it with you to the store so you know how much the house will cost and what goes into it.  The document is laid out by section of the house, so you can understand what parts go with what and I include things like adhesives, screws, nails, etc to put it all together.

Gable or Shed Roof Options

Included for free is two options in the roof style:  gable and shed.   These are two very popular options so I included both.  A gable roof is a more traditional look that is your standard roof shape.  The shed roof has a more modern or Adirondack feel and gives you a bit more room in a loft.

Basic Elevations

These plans are simple views of the house so you can get a feel for it.  I’ve included left, right, front, back, an isometric view (3D), and a rough framing view.  I’ve included elevations for both the gable and the shed roof designs.

Editable Sketchup File

SketchUp is a free design program that is very useful in designing your home.  Google “SketchUp” for the free program.  The file I’ve included must be opened with that program and includes different layers of the house so you can toggle on and off parts of it to see how it all goes together.  I’ve included shed and gable style roofs in the file that you can toggle layers to see both.
